This is a no-obligation estimate of what your home is worth in today's market. I'll come to your home and tour the property, and tell you what it could realistically sell for if I listed it soon. I'll factor in any upgrades and unique features, and show you numbers based on facts and market knowledge. Afterwards may think "Awesome, I'm ready to sell!" or you could think "Hmm ok, I'm going to sit tight for a while." There is no wrong answer; it's just an opportunity to be even more informed about one of your largest assets.

If you think you're ready to sell your home, I'll come over and we'll talk strategy. We'll discuss things like my recommended staging and pre-listing preparation, marketing plan (this includes pricing) and timeline. This is essentially a job interview for me, so feel free to grill me.

I will coordinate professional photography and videography for your home, ensuring it looks its absolute best for prospective buyers. I also offer a pre-photography deep cleaning to my seller clients. Video is CRITICAL these days and goes hand-in-hand with digital and social media marketing. Regardless of who you hire to sell your home, if a video isn't part of their offering, think carefully before moving forward.

This is a given these days, but your home will be listed in the Memphis Area Association of Realtors (MAAR) MLS and be delivered to thousands of realtors and buyer clients.

I'll provide well-designed collateral that highlights your home's unique features so buyers can see 'the whole package’ and truly fall in love. These materials will be included in the MLS with the listing, and I’ll also bring hardcopies to your home for display.

I'll make sure your home reaches as many potential buyers as possible by sharing it on the major social media networks, and even in niche real estate Facebook groups and Instagram accounts.

I include advertising as part of every listing package, including social media & digital ads and potentially print ads. If there’s a good PR story and you’re comfortable telling it, I would pitch it to media for even more exposure. Because of my background in media relations, I have great relationships with local and national news outlets. 

With your blessing, I will hold open houses and potentially even broker’s opens at the home to create awareness and buzz among prospective buyers and their agents.

If you’re still living in the home, I’ll make sure each showing request is from a serious buyer. I’ll also work to get feedback after every showing and will make sure you’re never out of the loop. Marketing, Marketing, MARKETING - This is SO IMPORTANT, especially in a shifting market. A sign in the yard and some photos online often isn’t enough to sell a property quickly for top dollar, so I'll do WAY more than that.
